New $500 Million Development In Collin County Moves Toward Completion

A $500 million mixed-use development in Collin County is approaching its completion. The Station, developed by Dallas-based PMB Capital Investments LLC, spans 134 acres along the President George Bush Turnpike in Sachse.

What To Expect

The Station spans 134 acres and includes a 34-acre park, over 1,000 residential units and a range of retail and dining options. The development offers 35,000 square feet of retail space, with current tenants including Cane Rosso Pizza, The Brass Tap, Manny’s Tex-Mex, Cold Stone Creamery and Pho Station. Several new establishments, such as Starbucks, Chipotle and 7-Eleven, are expected to open in early 2025. 

Additionally, 2,500 square feet of restaurant space is available for lease, along with land designated for future corporate offices. Existing businesses on-site include Medical City Sachse and Evolve Biologics, a 200,000-square-foot manufacturing facility.

Living At The Station 

According to WFAA, approximately 90% of the community's multifamily units have already been leased, and 275 single-family homes are finished and occupied. K. Hovnanian Homes and Ashton Woods are the builders behind the single-family residences.

Park Preservation

The master development plan involves a significant initial investment in public infrastructure, along with extensive upgrades to Heritage Park. The park will continue to be a public city space, now featuring new amenities like an amphitheater, a boardwalk around a large water feature, interactive play structures and walking trails that will link the park to nearby neighborhoods.

"Heritage Park will be unlike any public park in the DFW Metroplex and a huge asset to the community of Sachse," PMB Capital Partner Taylor Baird previously said. "In addition to the substantial investment in the park, events will be programmed throughout the year, drawing thousands of new visitors to the area.”

Why This Is Important

As Local Profile previously reported, the population of Collin County is anticipated to double by the year 2060 with around 2.4 million people calling the county home. As the larger cities begin to fill, smaller North Texas cities are now in the spotlight of massive developments

  • The Park at Legacylocated in northwest Plano, the project will revitalize the 107-acre site, creating a mixed-use neighborhood with up to 750 residential units, five townhomes, five office towers, a 10-story hotel and four restaurants.
