Prosper’s rapidly growing landscape is set to welcome a new luxury residential community as Highland Homes and Tellus Group join forces to develop Mirabella, a 190-acre neighborhood designed for upscale living.
Located along Custer Road, just north of Highway 380, Mirabella is expected to break ground this summer, with home sales beginning in late 2026.
Luxury And Nature
Mirabella will feature approximately 285 homes, with Highland Homes and its luxury division, Huntington Homes, leading the way in homebuilding. While additional builders have yet to be named, home prices are anticipated to start around $1 million.
Set within a gated community, Mirabella’s design will embrace large, oversized lots, providing a spacious and private feel. Residents will also enjoy a network of hike-and-bike trails, weaving through mature tree canopies and scenic creekside landscapes. Thoughtfully placed pocket parks and open spaces will enhance the natural beauty of the neighborhood, creating a peaceful retreat within Prosper’s thriving suburban environment.
Plano-based Highland Homes is steadily expanding its presence in the North Texas area, developing nearly 4,000 homes annually, while Tellus Group, the developer behind Prosper’s lagoon living Windsong Ranch, has also made a name for itself in the region.
A Prime Location In A Top School District

Mirabella’s location places it within Prosper Independent School District, one of the region’s most desirable districts, further adding to the community’s appeal.
As Local Profile previously reported, Prosper ISD is the fourth-wealthiest school district in Texas, with a median household income of $169,000. District officials highlight its rapid growth, reporting that enrollment has already surpassed 32,000 students. As expansion continues, the district remains committed to ensuring all students have access to a wide range of opportunities.
“This reflects the quality of our programs in academics, fine arts, athletics and the strong sense of community within the district,” Prosper ISD Communications Coordinator Lyndsey Hamlin previously told Local Profile.
Plus, its proximity to major cities like McKinney, Frisco and Plano ensures that residents will have convenient access to shopping, dining and entertainment, all while enjoying a quiet, upscale residential setting — one of the key things driving people to the area.
The Future Of Prosper
As previously reported by Local Profile, Prosper was ranked as the third fastest-growing wealthy suburb in the U.S. Prosper’s population has nearly tripled in the past decade, growing from 16,000 to almost 49,000 residents — with no signs of slowing down.
As Prosper continues to be a hotspot for new development, Mirabella joins a growing list of Tellus Group’s active projects, which also include Mosaic in Celina, Meraki in Forney and Sherley Farms in Anna. Combined, these developments will bring over 10,000 future homes to the region.
Fueled by an influx of new residents from both in the region and outside of Texas, thriving local economies and upscale developments, these cities have transformed from quiet rural areas into highly sought-after destinations for families and professionals alike.
