$1.3 Billion Development Planned For McKinney’s Northwest Gateway

Long Branch will develop over the next decade on 80 of its 155 acres

A large $1.3 billion mixed-use development called Long Branch is officially on the horizon for McKinney. Located at the northwest corner of US 75 and the future 380 bypass, Long Branch is designed to become a walkable, vibrant hub just north of downtown McKinney.

Recently approved by the McKinney City Council, this ambitious project is being led by developer Creation in partnership with Horizon Capital Holdings and Vaulter. 

What To Expect

Spanning 155 acres with 80 acres designated for active development, Long Branch will unfold over the next ten years in four distinct tracts. Each phase is planned to deliver a blend of residential, commercial and hospitality features. ​

​At full build-out, the master plan includes 1,600 multifamily homes, 135,000 square feet of retail space anchored by a 65,000-square-foot specialty grocer, a 318,600-square-foot office campus with two six-story buildings, a 100-room hotel and a five-story, 910-space structured parking garage.

The development emphasizes walkability with 6,000 linear feet of pedestrian trails, mature landscaping, open-air dining, tree-lined streets and six acres of preserved green space. Outdoor gathering areas are designed to invite residents and visitors to linger, offering a lifestyle that blends urban energy with suburban comfort.

“This is a connected, dynamic district that brings together everyday convenience with a sense of destination — something that feels right at home in McKinney,” said Alex Bez, a principal at Creation. “The modern office campus design at the hard corner of what will soon be one of North Texas’ most prominent highway interchanges also marks a major investment in the city’s future, helping attract new business and top talent to the area.”

Construction Timeline 

Design work is underway for the first phase, led by the award-winning GFF Design out of Dallas. Construction will be managed by Dallas-based LGE Design Build. Infrastructure work is expected to begin later this year, with vertical development phases following soon after.

Collaboration with the city of McKinney helped ensure that the project aligns with local needs. A new highway connection currently under construction will provide seamless access, making Long Branch even more appealing to prospective residents and businesses.

Growth Triggers More Development 

Long Branch comes at a time of unprecedented population growth in Collin County. Between July 2023 and July 2024, the county grew by 46,694 residents, bringing the total population to an estimated 1,254,658. That’s nearly 200,000 new residents since the 2020 Census.

“With such amazing growth occurring on the north side of McKinney, we wanted to provide a place where people can gather, grab a drink and go to dinner while also providing a best-in-class opportunity for companies and future residents to call home,” said Bez. “Long Branch does just that.”

Looking ahead, projections from the Texas Demographic Center show no slowdown. From 2023 to 2024 alone, McKinney’s population jumped by 12.3%, with neighboring Prosper and Celina growing by 40.6% and a staggering 157.6%, respectively. 

By 2060, Collin County is expected to double in size, reaching over 2.4 million residents.
