Frisco Living: Construction To Start On Firefly Park’s $46.3 Million Apartment Building

Frisco’s much-anticipated Firefly Park is moving forward as construction on its first apartment is set to begin later this year. The mixed-use development is expected to be built in three phases over the next decade, ultimately totaling an investment between $2.5 billion and $4 billion.

One of the first major components of Firefly Park will be The Noc, a five-story, mid-rise apartment building featuring 187 residential units and 251 parking spaces.

According to a Texas Department of Licensing and Regulation filing, construction on The Noc will begin in August 2025, with completion anticipated in mid-2027. Developed by Wilks Development, the apartment building will encompass over 340,000 square feet and offer a variety of units ranging from studios to three bedrooms. The total cost of construction is estimated to be $46,300,000.

Residents of The Noc will enjoy a range of amenities, including a pool, a lounge, conference rooms, a fitness center and golf simulators.

As Local Profile previously reported, the Firefly Park project hasn’t been without issues. Wilks Development first acquired the land for the project back in 2015, initially referring to the project as Frisco North and later as Oxbow at Frisco. After seven years of planning, momentum has finally picked up — particularly since infrastructure construction began last spring. 

However, in January 2025, progress on the park stalled when the Frisco Planning and Zoning Commission rejected multiple proposed site plans due to the developer's failure to meet certain requirements. 

The proposed plans included a parking garage, a hotel and office building and a plaza. However, city officials expressed concerns over noncompliance with Frisco’s zoning ordinance and engineering standards, leading to the rejection. But don’t worry, the hotel will still happen… eventually. 

What Else Will Be At Firefly Park

Anchoring Firefly Park is a 45-acre signature park, designed to be a vibrant outdoor retreat for residents and visitors. The park will feature picturesque lakes, an immersive outdoor art walk, hiking and biking trails, scenic fountains and family-friendly playgrounds. Additionally, it will include an event lawn, an amphitheater and a unique wedding chapel, set to host a variety of year-round events and activities.

Upon full completion, Firefly Park will be a dynamic mixed-use destination, boasting 3 million square feet of Class A office space, 400,000 square feet of high-end retail, dining and entertainment options, 1,200 hotel rooms, 230 townhomes and 1,970 mid-rise and high-rise residential units.
