According to Covenant Development and Rockhill Capital & Investments, the future of Sherman has arrived with the launch of Heritage Ranch. Homes in the 440-acre mixed-use, master-planned community in Sherman, Texas, are for sale now.
New homes at Heritage Ranch, built by Highland Homes and K. Hovnanian Homes, are now available for purchase with move-ins expected this fall. Highland Homes offers residences ranging from 1,491 to 2,402 square feet, featuring up to 4 bedrooms and 3 bathrooms. K. Hovnanian Homes is constructing 15 different floor plans, ranging from 1,524 to 3,164 square feet. These new homes are built among parks and trails throughout Heritage Ranch, emphasizing the community's commitment to preserving natural elements.
Heritage Ranch is located at the intersection of FM 1417 and U.S. Highway 82, just under a mile west of U.S. 75. The city, known as the "high-tech hub of North Texas," is home to major companies like Texas Instruments and GlobiTech, which contribute to its projected job growth.

Upon completion, Heritage Ranch will feature 750 single-family homes on 40’ x 120’, 50’ x 120’, and 60’ x 120’ lots. It will be the first master-planned community in Sherman to include an on-site elementary school, with the official groundbreaking for the school taking place this past July.

During a grand opening event on Aug. 8, 2024, Realtors and guests, including representatives from the Sherman Chamber of Commerce, were invited to tour four brand-new model homes built by Highland Homes and K. Hovnanian Homes. Attendees also learned about the on-site elementary school scheduled to open for the 2025-2026 school year, as well as plans for future retail, dining, hospitality and office spaces.
