Wilks Development recently selected Texas-based brokerage firms Transwestern Real Estate Services and Kobalt Investment Co. to spearhead leasing efforts for the eagerly awaited Firefly Park.

The project, located at the crossroads of US 380 and Dallas North Tollway, encompasses 217 acres of mixed-use, master-planned space, with 159 acres under Wilks Development's ownership and 59 acres under Frisco EDC's ownership.

“A transformative project like Firefly Park demands the best, and we’ve found that in Transwestern and Kobalt,” Wilks Development CEO, Kyle Wilks said in an official statement. “From the outset, they embraced our vision and shared our commitment to bringing something extraordinary to the city of Frisco.”

Phase one of Firefly Park is already in motion, with horizontal construction underway at the prime intersection of US 380 and Dallas North Tollway along PGA Parkway. This phase will bring 460,000 square feet of premier commercial space to the area, including 120,000 square feet of high-end retail and dining curated by Kobalt Investment Co., and 150,000 square feet of Class A office space managed by Transwestern.

Upon completion, Firefly Park will be a dynamic hub featuring 3 million square feet of Class A office space, 400,000 square feet of upscale retail, dining and entertainment options, 1,200 hotel rooms, 230 townhomes and 1,970 mid-rise and high-rise residential units.

The development will be anchored by a sprawling 45-acre signature park, complete with serene lakes, an immersive outdoor art walk, miles of hiking and biking trails, scenic fountains and playgrounds designed for families. The park will also host an event lawn, an amphitheater and a distinctive wedding chapel, all set to offer year-round events and activities.

“We are thrilled to partner with Wilks Development on the inspired Firefly Park project," said Andy Crosland, president of Kobalt. "This development represents a unique opportunity to create a vibrant retail and dining destination that will serve as a cornerstone for the Frisco and Prosper communities. Our team is committed to curating an exceptional mix of tenants that will bring Firefly Park's vision to life, offering residents and visitors alike an unparalleled experience.”
