Toyota Stadium’s $182 Million Revitalization Is More Than Just Sports: Office Space Plans Announced

Sports City USA is set to get even more impressive with the previously announced $182 million in upgrades and renovations, but the vision extends far beyond just the improvements at the stadium. 

FC Dallas, in partnership with Dallas-based commercial real estate firm Cawley Partners, recently revealed plans for a transformative multi-phase office development on the west side of Toyota Stadium. 

The plans will bring even more business to Frisco, which is currently home to major companies such as McAfee, TIAA, Boingo and many more.

What To Expect

Designed by the renowned architecture firm Gensler — the company behind the upcoming Universal Kids Resort — the project will include multiple Class A office buildings, providing over one million square feet of premium office space.

“Our timing couldn’t be better,” said Bill Cawley, CEO of Cawley Partner in an official statement. “With Toyota Stadium’s renovations beginning soon and the vision for this district taking shape, we’re not just building office space — we’re helping to create an energetic, walkable environment where businesses will thrive and people will want to gather, work and play.”

Planned Renovations At Toyota Stadium

Set to begin around March 2025, the renovation aims to enhance the guest experience with cutting-edge designs, state-of-the-art audio/visual technology and a variety of fan-centric amenities at Major League Soccer’s third-oldest soccer-specific stadium, which has also been the venue for Frisco ISD athletic events since 2005.

The renovation includes:

  • Three new clubs
  • Revamped north, east and west entrances
  • New roof structure to provide shade for guests across the venue

How Revitalization Will Impact The Stadium — And Frisco

The project is expected to greatly increase seating capacity, including a 175% rise in club seating, a 58% increase in suite capacity and more than a 10% boost in overall stadium seating. Two new suite levels will offer diverse seating options, while modern club spaces on both sides of the stadium will feature premium food and entertainment. Concessions will expand by 59%, providing faster service and a wider menu selection.
