Northern Collin County Continues To Boom: Townhome Community Planned For Melissa

Collin County was once known primarily as a destination for homebuyers seeking spacious houses on large lots. But, as the population continues to grow, housing demand has surged, leading to rising property values and an evolving residential landscape. 

In response to these shifts, developers are now constructing a wider variety of housing options — including townhomes, apartments and mixed-use developments — particularly in the northernmost cities of the county. 

Plano-based Taas Investments LLC recently obtained $29.5 million in construction financing to develop a new townhome community in Melissa on Milrany Lane, near the Sam Rayburn Tollway, according to WFAA.

“Earlier last year, we had the opportunity to secure this loan but chose to wait for more favorable market conditions,” Taas Investments said in a Facebook post. “That strategic decision has paid off, enabling us to secure improved terms and positioning the project potentially for even greater success.”

Smaller Homes Create More Opportunities

Smaller homes open up new opportunities for developers by allowing for greater flexibility in land use and catering to a broader range of buyers. With rising land and construction costs, building compact homes enables developers to maximize the number of units on a given plot, increasing overall profitability.

The upcoming community in Melissa is designed for modern living, offering spacious homes ranging from 1,650 to 1,700 square feet. Each residence will feature three bedrooms, two and a half bathrooms and a two-car garage. 

Homebuyers will have the flexibility to either purchase or rent, with pricing based on market conditions at launch. Infrastructure work kicked off in early 2024, paving the way for home construction to begin in February 2025. The community is set for completion by the Fall of 2027.

Residents will enjoy a resort-style lifestyle with planned amenities, including a swimming pool, pickleball courts, a state-of-the-art fitness center and a stylish clubhouse for gatherings. “This build-to-rent project is more than just a development — it’s the foundation of a vibrant, thoughtfully designed community,” Taas Investments said. 

Melissa Is Growing — A lot

Melissa has seen a remarkable surge in population, reaching 26,649 in 2024. With an annual growth rate of 13.06%, the city has expanded by an astonishing 85.89% since the 2020 census, when its population was recorded at 14,336. 

As the city continues to attract new residents, infrastructure and housing development are struggling to keep pace with demand, making strategic growth planning more important than ever. With new residential and commercial projects on the horizon, Melissa is quickly transforming from a quiet town into a dynamic suburban hub.
