Not long ago an empty lot sat at the corner of Eldorado Parkway and Stonebridge Drive. Now, like so many other parts of Collin County, a 13.7-acre shopping center is filling the space as McKinney continues to grow.
Plano-based SLX Capital LLC started construction in early December 2024 on the $27 million Eldorado Neighborhood Shops in McKinney, a shopping center with mixed-use components. The development is set to feature a variety of retail options upon completion.
What To Expect
The development offers opportunities for restaurants, retailers, fuel providers, medical offices, and sports and entertainment businesses. Mountain Mike's Pizza, Crunch Fitness, Chipotle and Willowbrae Academy are currently the only set businesses in the development. But, according to the Dallas Business Journal, discussions are ongoing with several national retailers, and a 1.25-acre pad site has been reserved for a potential medical or office tenant.
The project, which entered the design phase in October 2023, is slated for completion by February 2026.
"We are continuously scouting high growth areas within Collin County and specifically looking for attractive areas where consumer demand exceeds the supply of retail options," SLX Partner Ahsan Daredia told Local Profile. "We hit a bullseye with the location of Eldorado Neighborhood Shops! We were especially excited about this site for many reasons, led by the existing population density and very affluent demographics, as well as the strategic location which presented a unique opportunity to address significant market gaps."

The empty site is located next to H-E-B and Methodist McKinney Hospital. Other nearby retailers include Kroger, Petco, McDonald’s, 7-Eleven, Cava and Orangetheory Fitness.
Why This Matters: Proof Of McKinney’s Growth
As Local Profile previously reported, the McKinney Planning Department completed its annual population estimate in early 2024, revealing that the city was home to nearly 215,000 residents at that time. McKinney experienced a 1.6% population increase from January 2023, with 214,810 individuals currently living in the city. The median household income was $113,286, and the workplace population was recorded at 66,851.
But this growth isn’t expected to slow. North Texas is rapidly attracting residents, with 25 Fortune 500 companies now headquartered in the Dallas-Fort Worth area, many of them in suburbs like Plano, Frisco and McKinney. Companies such as AT&T, Southwest Airlines, Toyota, Intuit and Globe Life are expanding in the region — making family-friendly communities increasingly appealing to newcomers and increasing the need for retail developments.
"It’s no secret that McKinney is one of the fastest-growing cities in the U.S., and it boasts a thriving economy with an underserved retail market, particularly in Stonebridge Ranch," Daredia said. "Our void analysis revealed a strong demand for diverse retail, dining and experiential options among the area's high-income, family-oriented residents and the broader McKinney population."
