McKinney Gets More Walkable Living With West Grove

Many dining and retail establishments will open at West Grove next year

McKinney has seen one of the nation’s fastest increases in middle housing inventory, growing by an impressive 185% since 2005. To keep up with a rising population, Dallas-based De La Vega Capital and Development unveiled new leases, dining and retail at West Grove in McKinney.

Situated at the crossroads of US Highway 380 and North Custer Road, West Grove was created through a collaborative public-private partnership with the city of McKinney to establish a dynamic community hub. 

What Is West Grove

Encompassing over 500,000 square feet, West Grove is a walkable destination that blends retail, dining and entertainment experiences with 420 luxury residential units, 55,000 square feet of office space and green spaces.

West Grove is designed in collaboration with Gensler and GFF, showcasing open-air spaces, vibrant outdoor decks, lush landscaping and carefully crafted lighting features. At the heart of the development lies a two-acre park, providing a welcoming space for visitors to gather and unwind.

“We’re excited to continue expanding West Grove with a diversified selection of tenants that complement our vision for the development,” said De La Vega President and CEO Artemio De  La Vega in an official statement. “West Grove is a space where people can gather, connect and enjoy experiences that enrich their daily lives.” 

Why This Matters

The McKinney Planning Department released its annual population estimate for the city in January 2024, revealing a population of nearly 215,000 residents. This marks a 1.6% growth from January 2023. According to the estimate, over 214,810 people live in McKinney. The median household income is $113,286, and the city’s workforce population is 66,851. 

But this growth isn’t expected to slow. As Local Profile previously reported, Collin County's population is expected to double by 2060, reaching approximately 2.4 million residents. McKinney alone experienced some of the fastest growth in the nation for middle housing inventory, with McKinney's inventory rising by 185% since 2005.

Living At West Grove

The Residences at West Grove will feature 420 apartment homes, offering studio, one-, two- and three-bedroom floorplans. Located in the heart of McKinney, these residences provide a connected and curated living experience. Residents will enjoy convenient access to the district’s commercial offerings, a spacious semi-private residential park, thoughtfully designed community amenities and elevated architectural features.

Future Dining Options

An exciting lineup of retail, dining, and wellness brands is set to debut at West Grove next year, adding to its dynamic appeal. In addition, Chick-fil-A opened its doors this past March, adding to the growing roster of dining options including: 

  • Oak & Stone – A modern eatery specializing in wood-fired pizzas, craft beers and artisanal dishes made from freshly sourced ingredients. This will be the first Oak & Stone location in Texas.  
  • Kura Revolving Sushi Bar  – Based in Japan, with a growing presence in the U.S., Kura is a unique revolving sushi bar experience where customers can select dishes from a conveyor belt. 
  • Keke’s Breakfast Cafe – Originally from Florida, Keke’s Breakfast Cafe is known for its hearty breakfast and lunch offerings, all made to order with fresh ingredients. 
  • Velvet Taco – Based in Dallas, Velvet Taco is a fast-casual restaurant specializing in creative, globally inspired tacos. 
  • Sweet Paris Crêperie – Originally from Houston, Sweet Paris specializes in sweet and savory crêpes, waffles and other French-inspired dishes. 
  • Chipotle – A popular fast-casual chain specializing in customizable burritos, tacos  and bowls. 
  • La La Land Kind Cafe – Based in Dallas, La La Land Kind Cafe is a unique coffee shop dedicated to supporting and creating opportunities for youth and individuals in need.
  • Paciugo Gelato – Founded in Dallas, Paciugo is an Italian-inspired gelato shop offering a variety of handcrafted flavors.

Future Retail and Services

West Grove will be anchored by Whole Foods Market, which broke ground in November 2024. Other shops and services include:

  • Sephora – The largest prestige beauty omni-retailer in the U.S. and Canada,  Sephora offers a wide range of high-end makeup, skincare, hair and fragrance products. 
  • Orange Twist – A California-based med spa specializing in non-invasive aesthetic treatments like body sculpting and skin rejuvenation. 
  • Reformed Pilates – A boutique pilates studio offering reformer-based classes focused on strength, flexibility and overall wellness. 
  • Resort Nail Spa – Resort Nail Spa is a luxury nail spa offering premium manicure and pedicure services, dedicated to creating a relaxing and affordable experience for its customers. 
  • Chewy Vet Care – Chewy Vet Care is a branch of the popular online pet retailer  Chewy, providing comprehensive veterinary services for pets. 
  • PNC Bank – Headquartered in Pittsburgh, PNC Bank is one of the largest financial services groups in the United States, providing a full range of banking services.
