A study conducted by the personal finance resource GoBankingRates found that Celina and Prosper secured the second and third spots, respectively, on the list of the fastest-growing wealthy suburbs in the U.S.
Booming Populations In Celina And Prosper
According to the study, Celina has experienced an impressive year-on-year 190% population increase, driven by its strong community appeal and rapid development. With a median household income of $155,875 and an average home value of $611,512, the city continues to attract families and professionals seeking a high quality of life.
Prosper is also seeing significant growth, with its population rising by 81%. Offering a higher median income of $187,603 and an average home value of $823,356, Prosper stands out as one of the most affluent and desirable suburbs in North Texas. Prosper continues to draw homebuyers looking for upscale living in a thriving community.
Let’s put this in perspective: Just think, only 10 years ago, Celina’s population was just over 8,00. Now it’s over 60,000. And it was only 10 years ago that 16,000 people called Prosper home, compared to nearly 49,000 now. No end seems to be in sight.
Why People Are Moving To Prosper And Celina

These are good places to live. They’re safe with excellent schools and quick access to Dallas. But there’s more going on. The entire area is expanding, changing Plano and Frisco, once considered only suburbs of Dallas, into their own economic centers and creating what’s been dubbed DFFW. That’s right, the suburbs now have suburbs.
As Plano and Frisco continue to experience rapid growth, whether that’s new development or new corporate headquarters, the surrounding cities and towns see that. The resulting job opportunities, economic activity and demand for housing often push the growth further northward — continuing a trajectory that started in Dallas during the 1960s. As Plano and Frisco evolve into their own major economic hubs, their northward neighbors will benefit from the spillover and keep growing.
Fueled by an influx of new residents from both in the region and outside of Texas, thriving local economies and upscale developments, these cities have transformed from quiet rural areas into highly sought-after destinations for families and professionals alike. Big Growth Means Big Developments

As more people move to Prosper and Celina, the rapid growth of these communities paves the way for significant developments, including new housing projects, commercial centers and infrastructure enhancements.
In Prosper, for example, the $1.2 billion Windsong Ranch development already attracted nearly 2,500 residents, making it one of the most sought-after communities in the Dallas-Fort Worth area. Since its debut in 2014, this 2,000-acre master-planned neighborhood continues to expand, drawing new homebuyers with its high-end homes, scenic landscapes and exceptional amenities, including a 5-acre lagoon.
Just under five miles away, spanning an impressive 760.8 acres, a $1.45 billion master-planned community known as Mosaic is currently under development in Celina. Situated just north of Windsong Ranch, this expansive project will feature a total of 2,820 residential lots, further cementing the area's reputation as a thriving hub for luxury living and rapid growth.
Civic Projects Are Making Prosper And Celina Better
Both Celina and Prosper are investing in multi-million dollar projects to enhance the desirability of their communities. This not only ensures better opportunities for current residents but also for future ones.
In Prosper, a new fire station is preparing for the city’s growth. During a council meeting in October 2024, Prosper Town Council members approved raising the guaranteed maximum price for Fire Station No. 4 to $13.81 million.
Celina is launching the downtown center project to revamp its historic downtown. The first phase includes a 25,202-square-foot, four-story parking garage with nearly 400 spaces. After the parking garage, work begins on the Downtown Center, featuring city offices and a 26,209-square-foot library — ten times larger than the current one. A rooftop venue and a garden-like alley will enhance downtown’s vibrancy. The city also recently unveiled a $31.5 million police headquarters.
