89 Luxury Homes Planned For Southfork Ranch

Centurion American Development Group unveiled the home plans

Farmer Branch-based Centurion American Development Group, which has owned Southfork Ranch since October 2022, presented its development plans to the Parker Planning & Zoning Commission — featuring new homes on two-acre lots.

The developers, who have acknowledged its commitment to preserving and enhancing the site's historic features, proposed creating 89 two-acre estate lots and collaborating with selected luxury builders to ensure the project meets the standards of Parker’s Comprehensive Land Use Plan. Southfork Ranch is the famous site of the iconic television show Dallas, and Centurion plans to keep many of the area's iconic features. The commission approved the plan unanimously.

“We’ve spent the past two years working to improve the Southfork Ranch site,” said Sean Terry, Centurion American’s vice president of entitlements. “We have long-term improvement plans to ensure that visitors can enjoy the history of Southfork Ranch for generations to come.

A significant part of the proposal involves the 36.7-acre area featuring the Southfork Mansion, event center, visitors center and a newly constructed rodeo arena. The 89 home sites are 2 acres each —178 acres total. Development timelines and contracted builders will be announced in the next several months. 

Following the planning and zoning meeting, Centurion American Development Group will present its development plans to the Parker City Council. Details on development timelines and contracted builders will be released in the coming months.

Since 1990, Centurion American has developed more than 100,000 single-family lots across numerous premier communities throughout North Texas. Centurion American has also been praised for its dedication to preserving historic buildings and sites, with notable projects including The Statler in Dallas and Collin Creek in Plano.

The ranch has changed hands over the last several decades. In 1991, shortly after Dallas ceased broadcasting, San Francisco-based Glenfed Financial Corporation acquired the property for $3.15 million at a foreclosure auction. The following year, Arizona entrepreneur Rex Maughan bought the ranch at auction for over $2.5 million. After being bought and sold several times more over the years, Centurion eventually purchased the land in 2022.
