Got Concerns? McKinney Residents Invited To Weigh In On $220 Million Amphitheater

McKinney residents have an opportunity to engage directly with developers about the forthcoming $220 million Sunset Amphitheater. A public meeting is set for April 22, 2025, from 5:30 p.m. to 7:30 p.m. at the Sheraton McKinney, located at 1900 Gateway Boulevard. 

According to the city of McKinney's official website, the session will provide a behind-the-scenes look at the project's vision and progress, followed by a Q&A segment. While tickets are suggested, they are not required for attendance.

Project Overview

The Sunset Amphitheater is poised to become a landmark entertainment venue in McKinney. Situated on a 46-acre site northeast of the intersection of U.S. Highway 75 and State Highway 121, adjacent to the Sheraton McKinney Hotel, the amphitheater will feature:

  • 20,000 seats
  • Over 250 luxury fire pit suites
  • Traditional reserved seating
  • A landscaped grass berm
  • Exclusive Owners Club suites
  • More than 5,100 onsite parking spaces
  • 33-foot-tall sound attenuation wall on its east side

The venue is designed to host a variety of events, including concerts, comedy shows and community gatherings. 

Economic And Cultural Impact

City officials anticipate that the amphitheater will significantly boost McKinney's economic growth and tourism sector. As previously reported by Local Profile, Mayor George Fuller stated, "This world-class music venue is a game-changer for our entertainment offerings in McKinney and will be a boon for our economic growth and tourism sector." 

The amphitheater is projected to create over 1,300 direct and indirect jobs and generate approximately $3 billion in local and regional economic activity within its first decade of operation.

Development Timeline

The amphitheater was first announced in March 2024, with the development agreement approved the following month. Earlier this year, Venu Holding Corp., a hospitality and live entertainment company based in Colorado Springs, finalized the purchase of a 46-acre site in McKinney.

As Local Profile previously reported, during a McKinney City Council meeting on Nov. 19, 2024, council members approved the site plans for the upcoming Sunset Amphitheater,  located northeast of the crossroads of U.S. Highway 75 and Highway 121. Now, the land has been purchased, allowing the project to move forward and closer to reality.

Construction is slated to commence soon, beginning with the parking structures, followed by the amphitheater itself. The venue is expected to open in time for the 2026 concert season.

Public Participation Encouraged

Residents and stakeholders are encouraged to attend the upcoming public meeting to learn more about the project and pose questions directly to the developers. This session offers a platform for the community to gain insights into the amphitheater's progress and express any concerns or suggestions.
