Collin County’s Growth Keeps Expanding: 42-Acre Development Planned For Lucas

New retail hub with grocery store, restaurants and park set to be completed by 2026

The city of Lucas is preparing for a major transformation with a 42-acre mixed-use development that includes a 130,000-square-foot grocery-anchored shopping center, a 25,000-square-foot restaurant village with 15 adjacent pad sites, and a community park. 

According to an official statement, construction is expected to begin in the fourth quarter of 2025 and conclude in 2026.

Prime Location For Growth

Led by Malouf Interests, the project will bring a Tom Thumb grocery store to the northwest corner of Parker Road and Southview Drive (FM 1378). Designed to serve Lucas and nearby communities such as Parker, North Wylie, Northeast Murphy, and St. Paul, the development addresses the retail needs of a rapidly growing area.

Residential expansion has already drawn families and professionals to the region. According to Younger Partners, which brokered the land sale, the project would enrich Lucas' retail and dining landscape while stimulating economic development.

“This prime retail and commercial project has been years in the making,” said Younger Partners Senior Vice President Michael Ytem. “The extensive planning and city approvals reflect the commitment to bringing a best-in-class development that meets the needs of the growing community.”

City's Perspective And Community Impact

Lucas Mayor Dusty Kuykendall expressed enthusiasm for the development. “This will be our first true grocery store serving the community,” he said in an official statement. “The development team worked with city leaders, as well as the residents, to plan this project based on our comprehensive plan from the start.

Kuykendall also pointed out that the project will significantly boost the city's sales tax base, providing funds for infrastructure and road improvements. He highlighted the inclusion of full-service restaurants and green spaces as unique additions to the predominantly residential town. ​

This development is poised to offer residents and visitors a vibrant gathering place that supports local businesses and fosters long-term economic growth. With the inclusion of a community park, the project aims to provide a space for leisure and community events, further enhancing the quality of life in Lucas. ​

Collin County’s Growth Shows No Signs Of Slowing

The timing for Lucas’ new commercial center couldn’t be better. As previously reported by Local Profile, Collin County recently ranked as the fourth fastest-growing county in the nation by the U.S. Census Bureau, adding nearly 47,000 residents between July 2023 and July 2024 alone. That brings the county’s population to over 1.25 million — a nearly 200,000-person increase since 2020.

With continued development across cities like Plano, Frisco, McKinney, Prosper and Celina — some of which are seeing population jumps as high as 150% — the demand for more retail, dining and community spaces is only expected to rise. Projections from the Texas Demographic Center estimate that Collin County could double in size by 2060. If the pace holds, this grocery-anchored development in Lucas is just one of many to meet the needs of a rapidly growing population.
