The Star In Frisco Could Get Even Bigger: Office Towers, Hotel, Apartments And More

The Star in Frisco, a sprawling 91-acre mixed-use development that serves as the world headquarters of the Dallas Cowboys, could be even more sprawling. A new development project is set to reshape a prime location within The Star.

If you’ve ever visited The Star, maybe you parked at the giant lot at the corner of Dallas Parkway and Warren Parkway. There, a proposed addition to Frisco’s multi-event center will cover nearly 12 acres. The development will include a mix of urban living units, office spaces, a hotel and more, adding to the already vibrant hub for residential, commercial and recreational spaces. The Frisco Planning and Zoning Commission approved the preliminary site plan on Feb. 11, 2025.

According to documents provided by real estate developers Blue Star Land, the proposed site includes 158 urban living units, a 200-key hotel, two office buildings and two parking garages. The development will consist of one office tower standing 17 stories tall, with around 480,000 square feet of space, and a second, 11-story office building with approximately 300,000 square feet. A 513,000-square-foot multifamily residential building is also planned, providing a mix of upscale apartments for those looking to live close to work and play in the heart of Frisco.

Designed by Jerry Jones’ Blue Star Land LP and Twelve Cowboys Way LP, the plan aims to exceed city requirements for open space, incorporating 14% open space, surpassing the required 10%. The development will also feature interactive elements, including pedestrian monuments and shade structures.

The site, which is currently home to an existing parking lot, will be developed between Dallas Parkway and Gaylord Parkway. Known in planning documents as the "Frisco Multi-Event Center Addition," the location is within the planned development zone, with specific allowances for residential highrises.

What’s Next For The Site

Though the Frisco Planning & Zoning Commission disapproved the preliminary site plan on Jan. 28, 2025, due to some engineering issues, it granted a 30-day extension for further review on Jan. 14. While no further action is required at this stage, a full site plan will need to be submitted for future approval.

The Star in Frisco is a $1.5 billion, mixed-use development spanning 91 acres along the Dallas North Tollway in Frisco, which opened in 2015. The project features a variety of spaces, including office areas, restaurants, shops, a hotel, a medical center and more. At the heart of this development is a 25-acre complex that houses The Ford Center at The Star, a 12,000-seat indoor multipurpose events center, and the Dallas Cowboys World Headquarters.

The first phase of construction included the Ford Center and the Cowboys World Headquarters, with subsequent phases adding the Omni Hotel, a 6-story building, the Shops at the Star, Baylor Scott & White Sports Therapy and Research and Twelve Cowboys Way luxury apartments.
