North Texas Lagoon Living Communities Nominated For Major Real Estate Awards

A pair of North Texas lagoon communities are making waves again — this time with a major nod from the region’s top real estate industry awards.

Tellus Group, the developer behind some of the area’s most ambitious master-planned communities, was named a finalist in seven categories for the 2025 McSam Awards, presented by the Dallas Builders Association. Among the nominations: the coveted developer of the year honor, where Tellus is in the running alongside Hillwood, another North Texas development heavyweight.

Why This Matters

As North Texas experiences rapid growth, developers are working hard to keep pace with the region’s rising population. But in a competitive market, not all homes are created equal. Recent award nominations for the Tellus Group highlight a commitment to quality that matches the high expectations for communities in Collin County.

“These nominations are a testament to the creativity and commitment of our team and partners,” said Craig Martin, chief executive officer and founding partner of Tellus Group, in an official statement. “At Tellus, we shape environments where people connect, grow and thrive.”

Two Tellus projects — Mosaic in Celina and Windsong Ranch in Prosper — are finalists for master planned community of the year. And in Prosper, the crown jewel of Windsong Ranch, a man-made turquoise lagoon complete with white sand beaches and umbrellas, is a finalist for best community amenity.

As Local Profile reported, Windsong Ranch stretches over 2,000 acres and includes more than 3,000 single-family homes, four amenity centers, four schools, fire stations and over 600 acres of green space and trails, with the lagoon serving as its unmistakable centerpiece.

“Tellus has a long history of creating significant value for both its residents and capital partners by engineering and executing smart, disciplined, proactive management and capital strategies,” said Andre Ferarri, chief operating officer for Tellus Group. “These two standout communities continue to raise the bar in design, livability and lifestyle offerings in North Texas.”

Tellus is also a finalist in branding and marketing categories, including best logo, best graphic continuity, best long-form video and best community signage. Winners of the 2025 McSam Awards will be announced on April 26, 2025.

Other Tellus Communities

The company’s growing North Texas portfolio includes Meraki, a new 1,100-acre development in Forney; Sherley Farms, a 970-acre project in Anna anchored by a 65-acre working organic farm; and Mirabella, a 190-acre gated community in Prosper set to break ground this summer.
