Frisco’s Next Chapter Started This Week With $3 Billion Development The Mix

After a (very!) long wait, construction has officially commenced on The Mix, a multi-million dollar mixed-use development. On Jan. 16, city and development officials gathered at the future site of The Mix to commemorate the groundbreaking ceremony.

What Is The Mix

The Mix, a $3 billion mixed-use development in Frisco, is set to feature a wide range of features. The site was previously known as Wade Park. The development will feature 2 million square feet of office space, 375,000 square feet of retail, two hotels with 650 rooms, townhomes, luxury apartments, over 16 acres of open space and a medical office complex. The city is providing $113.4 million in grants to support phase one infrastructure, including the construction of an underground parking garage.

The project will also include a 9-acre park designed by OJB, the landscape company associated with the design of Klyde Warren Park. The park will provide event space, a pavilion, a pond and playgrounds. The project plans to use Texas-native landscaping and walkable areas for community members to enjoy.

“Our vision for The Mix is to create a community that embraces the diversity of Frisco,” Tim Campbell, who is heading the development of The Mix, previously said. “At The Mix, you’ll enjoy and interact with a mosaic of thoughtful architecture and vibrant green open space. We want every view to be a beautiful one.”

The Hole On The Tollway

Referred to by Frisco residents as "the hole on the tollway," the former site of Wade Park, was once envisioned as a premier mixed-use development. But alas, it faced significant financial challenges that halted its progress. Construction began around 2014, but by spring 2016, the project stalled due to funding issues. The developer sought additional financing, described as a "lender of last resort." Subsequent financial difficulties led to terminated grants and tax incentives from the city. 

The site, located at Lebanon Road and the Dallas North Tollway, became an eyesore, with locals referring to it as "Lake Lebanon" due to its abandoned state. Legal disputes further complicated redevelopment efforts. But in October 2024, the Frisco City Council approved a master development agreement to transform the 112-acre site into The Mix.

City-Wide Impact

The Mix will boost Frisco's economy by attracting businesses, residents and tech companies, thanks to its Class A office space and underground parking. It was left in disrepair after the previous failed development project, but The Mix aims to revitalize the area and transform it into a lively community hub.
