Developer Buys 17 Acre Property In Anna, Texas

Younger Partners, a Dallas-based commercial real estate firm, recently arranged the sale of over 17 acres in far north Collin County to Ascent Land Ventures LLC, part of Dosch Marshall Real Estate, for future development.

This 17.26-acre property, located about 45 miles north of Dallas at 9391 County Road 423, is near Anna’s Town Square and close to the upcoming Collin County Outer Loop, which will connect to the Dallas North Tollway and Highways 5, 121, and 78.

“Anna is a hot market,” Younger Partners Vice President Tyler Hemenway said in an official statement. “Since 2015, the city’s growth has skyrocketed by 1,915% with nearly 6,000 new rooftops added. Its location halfway between Dallas and Sherman is on a growth path coming from Plano and McKinney along U.S. 75. Ranked as North Texas’ ninth fastest-growing city, the town’s appeal is its residential, commercial and industrial real estate development potential.”

Young Partners is also selling a 10.3-acre property at 923 E. FM 455 in Anna, located in the city's extraterritorial jurisdiction. This area is designated for transitional development in Anna's new downtown master plan. 

The property is next to the planned 970-acre Sherley Farms community, which will feature 3,000 homes, 125 acres of green space, including parks, trails and a central green. Sherley Farms is being developed by the Prosper-based Tellus Group, known for large-scale projects like Windsong Ranch in Aubrey and Mosaic in Celina.

“The town’s well-planned infrastructure supports this rapid growth with several key projects in the pipeline, catalyzed by significant additions such as Walmart and expanded city infrastructure extending west of U.S. 75,” Hemenway said. “These developments underscore Anna’s evolution from a gas station stop on the way to Lake Texoma to a vibrant community poised for substantial economic and residential expansion.”
