Frisco, already home to major developments like The Star and Fields, is about to get yet another one. Southstone Yards, a new mixed-use development, is bringing more to the city, including a large office space for big-name companies. First up? Toyota Financial Services.

The addition of Toyota Financial Services (TFS) will boost Frisco’s reputation as a growing hub for business even more, adding to the area’s ongoing economic growth.

Toyota Financial Services Expands Presence In North Texas

TFS, which provides financing and insurance for Toyota and Lexus vehicles, signed a lease for The Offices at Southstone Yards, a 242,000-square-foot building at 4401 Cirrus Way, developed by Dallas-based Crow Holdings. This new office is expected to accommodate approximately 1,000 TFS employees and is scheduled to open later this year.

TFS will occupy the entire building, which boasts top-tier amenities including a fitness and wellness center, various meeting spaces, private terraces on each floor, access to three acres of surrounding parkland and other high-end features.

“As one of the top cities for talent, innovation and growth, Frisco, Texas, is the ideal location for one of the world’s largest auto financing and leasing providers,” Director of International Business Attraction for the Frisco EDC Harry Whalen said. “We are honored to welcome Toyota Financial Services to our dynamic city, and we are appreciative of Crow Holdings Development for their vision to create an outstanding mass-timber building that attracted a premier company to Frisco.”

TFS, however, is not moving its U.S. headquarters; rather, it is expanding its operations within the North Texas area by adding the new office in Frisco.

TFC Heads To The State’s Largest Mass Timber Office Building

The Offices at Southstone Yards in Frisco, designed by architects Duda|Paine and Gensler, mark the first phase of the 45-acre mixed-use development. This will be the largest mass timber office building in Texas.

If you are not part of the construction industry you may not be too familiar with mass timber, also known as cross-laminated timber (CLT) but in recent years the engineered wood material has become increasingly attractive for developers

Mass timber construction, in contrast to traditional materials like steel and concrete, is more sustainable, offers greater design flexibility and has a smaller environmental footprint. It also provides superior thermal insulation and creates a warmer, more inviting workplace that fosters productivity. Additionally, The Offices at Southstone Yards feature raised floors, which enhance flexibility for electrical infrastructure, reduce build-out costs, and simplify long-term maintenance.

“In a post-pandemic work environment, employers and their valued teams have increased their expectations and seek an office environment that delivers a dynamic experience — one that enriches their daily lives and is supported with virtues of wellness, flexibility and enhanced amenities,” said Crow Holdings Senior Managing Director Cody Armbrister in an official statement

Toyota North America Will Stay In Plano

TFS and Plano-based Toyota North America are different entities, though they are both part of the broader Toyota Group. While they both operate under the Toyota umbrella, TFS focuses on financial services, while Toyota North America manages the overall business operations in the region.

Despite this expansion, TFS will maintain its existing office space at the Toyota North America headquarters in Plano. The Plano location will continue to serve as a central hub for TFS operations, while the new Frisco office will provide additional capacity to support the company's growth and enhance service to customers and dealers.

How Frisco Keeps Attracting Business

Frisco’s appeal as a prime destination for business projects and expansion continues to grow. Over the past three years, Frisco saw the establishment and expansion of 70 companies, leading to the creation or retention of nearly 10,500 jobs and a 24% reduction in the labor shed.

“Attracting and retaining top companies is critical to the Frisco Economic Development Corporation’s mission of creating jobs," FEDC Vice President Gloria Salinas told Local Profile. "We take a proactive approach toward the growth and expansion of primary employers in our community through the development and implementation of programming. We want our corporations to get their roots established early and take advantage of all that the city has to offer.”
