The Resort-Style Housing Development Trend Continues In North Texas

Resort-style living is an ongoing trend in North Texas. In short, these are housing developments that feel like a resort, typically, with a man-made body of water and a layout around it. With several already in development in Collin County, another resort community is on its way.

This time, one is coming to Denton. 

The Resort-Living Trend In North Texas

As Local Profile previously reported, in 2023, Megatel Homes LLC introduced Windsong, a lagoon-style community in Prosper. At over 2,000 acres, Windsong Ranch includes over 3,000 single-family homes, four unique amenity centers, four schools, two fire stations and over 600 acres of green space, parks, creeks, trails and amenities — with the focal point being the artificial lagoon, complete with sand, beach chairs and umbrellas. 

Megatel then initiated the construction of AnaCapri, a $1 billion residential community in April 2024 in Anna that featured another massive lagoon as its focal point.

The Latest Resort Community: Tabor Ranch

Midlothian-based Alluvium Development Inc. recently announced it is planning a 2,000-home development outside of Denton called Tabor Ranch.

Tabor Ranch located in Ponder is a nearly 600-acre development, that will feature 1,921 residential lots in various sizes, alongside 3.5 acres of commercial space and 12.6 acres dedicated to multifamily housing. The project by Alluvium also includes plans for an amenity center with a gym and café exclusively for residents. 

But this community comes with a twist: at the heart of the development will be resort-esque amenities including a lazy river, a lagoon-style waterpark and a beach. That's right, a waterpark and a lazy river.  

According to WFAA, the initial phase of development, valued at $100 million, will include 850 residential lots, with the first homes anticipated to be completed by 2026. Builders for the project include Ashton Homes, Castlerock Communities, First Texas Homes, Lillian Custom Homes and Meritage Homes.
