Construction Begins On $1 Billion Lagoon Community In Anna, Texas

Megatel Homes LLC recently initiated the construction of a $1 billion residential community, featuring a massive lagoon as its focal point. 

Megatel hosted a groundbreaking ceremony for AnaCapri in early April, the expansive second phase of the master-planned development. Anna City Council approved the project at an October meeting last year.

Originally estimated at approximately $800 million, the project's scope expanded as Megatel acquired additional land for constructing more homes, ultimately escalating the cost to over $1 billion.

Over 100 individuals already moved to the community, comprising the majority of the project's initial phase. The developer intends to build approximately 400 additional residences by year's end as part of its second phase. According to WFAA, the average home prices in the community range from $480,000 to $500,000.

The comprehensive development is expected to introduce up to 2,000 single-family residences and over 600 multifamily units to Anna. However, completion is not anticipated until the next five years.

The AnaCapri community marks Megatel Homes' fourth lagoon-centered endeavor. Established in 2006, Megatel has outlined plans to establish several more lagoon-focused developments across North Texas, such as the Bellagio in Forney, Sicily in Princeton and SoHo Square in Trinity Groves.

In 2023, Megatel introduced Windsong, another lagoon-style community in Prosper. At over 2,000 acres, Windsong Ranch includes over 3,000 single-family homes, four unique amenity centers, four schools, two fire stations and over 600 acres of green space, parks, creeks, trails and amenities.
