1,500 Unit Mixed-Use Development Eyed For North McKinney

A major mixed-use development could soon add to McKinney’s growing population, bringing a blend of residential, retail, office and hospitality spaces to the rapidly expanding corridor. 

The proposed project, Northgate, is spearheaded by Dallas-based real estate firm Creation Equity and is set to rise along the planned route of the US 380 bypass at its intersection with US 75.

Plans Are Focused On Activity And Convenience

Spanning 146 acres, McKinney Northgate is designed to be a walkable community featuring a variety of amenities tailored to residents, workers and visitors alike. The plans include:

  • 1,500 multifamily residences across various styles, from traditional apartment complexes to brownstone-style homes.
  • 135,000 square feet of retail space, including an anchor grocery store and a mix of restaurants, entertainment venues, fitness centers, and boutique shopping.
  • 318,600 square feet of office space within six-story buildings, catering to businesses seeking a prime location in North Texas.
  • A 100-room hotel to accommodate business travelers and visitors.
  • A central parking structure with 910 spaces to support accessibility and convenience.

Multiple Residential Designs

McKinney Northgate offers residential options tailored to various family sizes and budgets. The community will be split into four areas: 

  • Tract 1, at the northwest corner of the future US 75 and US 380 bypass intersection, will feature a 300-unit traditional multifamily complex.
  • Tract 2, on the southwest corner, will host 180 brownstone-style homes with two- and three-story layouts, each equipped with a two-car garage.
  • Tract 3 will include 450 urban-style multifamily units.
  • Tract 4 will feature another 750 urban-style multifamily units, with a planned unit mix of approximately 60% studios and one-bedroom apartments and 40% two- and three-bedroom residences.

Moving Toward Approval

To bring McKinney Northgate to life, project representatives have requested rezoning to redefine existing development standards and accommodate multifamily residences. The McKinney Planning and Zoning Commission recently signaled its support, voting unanimously in favor of the request at a March 11 meeting. Final approval now rests with the McKinney City Council, which will take up the matter at an upcoming meeting.

A Growing Community

As Local Profile previously reported, Collin County continues to experience significant population growth, ranking among the fastest-growing counties in the United States, according to newly released estimates from the U.S. Census Bureau. 

The new census estimates show that between July 2023 and July 2024, the county's population increased by 46,694 residents, reaching an estimated 1,254,658. This follows a steady upward trend since the 2020 Census when the population was recorded at 1,066,331. Over just four years, Collin County has added nearly 200,000 residents.

In 2024, McKinney reached an all-time high population. With nearly 215,000 residents recorded in the city, McKinney saw a 1.6% increase in population from January 2023. However, the latest estimates show the population is likely closer to 224,043 in 2025.
