Centurion American Development Group, based in Farmers Branch, announced a new 667-acre residential project in Van Alstyne, Texas.
Situated near Mantua Parkway, Collin McKinney Parkway and CR222, the development will add 2,200 new homes to the rapidly growing U.S. 75 corridor, connecting Collin and Grayson counties. The project, brokered by Rex Glendenning of Frisco’s REX Real Estate for Risland Mantua LLC and Centurion American, marks a significant expansion in the region’s housing market.
According to the official statement, the new community will feature a mix of single-family homes and 300 townhouses within the Mantua Lake District. Although builders for the single-family homes have not been announced, Centurion American plans to reveal the development’s name and contracted builders this fall. The project will also include two amenity centers, 110 acres of green space, pocket parks, and a 20-acre athletic field to be maintained by the City of Van Alstyne.
Groundbreaking is scheduled for the fourth quarter of 2024, with the first lots expected to be ready by the second quarter of 2026. An additional 64 acres will be reserved for commercial use, reflecting the area’s expected growth.
“While Van Alstyne has retained its historic charm, the future is bright for this growing community,” said Mehrdad Moayedi, CEO of Centurion American Development Group, in an official statement. “Its proximity to U.S. 75 provides convenient access for those working in both Grayson and Collin counties.”
Glendenning emphasized the development's strategic importance, noting that Van Alstyne is experiencing its first wave of master-planned communities. He also highlighted the increasing appeal of the Highway 75 corridor, driven by the growing employment base from new chip plants in Sherman.
