The city of McKinney recently announced a partnership with an Arizona-based developer for Cannon Beach, a $200 million multi-use development poised to transform recreation, tourism and economic growth in North Texas.
What To Expect
Scheduled to break ground in 2025 at the northeast corner of Stacy Road and S.H. 121, this 35-acre project will include a four-acre surf lagoon, a resort-style hotel and an array of dining, entertainment and business spaces.
At the center of the development will be a resort-style hotel featuring a rooftop pool, event and wedding spaces and a sandy beach. Guests can enjoy lounge areas and cabanas with food service, all connected to the surf lagoon and a variety of water-based attractions such as cliff diving and a stationary surf wave.
The vision includes surrounding these amenities with dynamic features like a skate park, movie theater, bowling alley, health club, indoor recreation facilities and more.
What This Means For McKinney
The project is a joint effort by the city of McKinney, the McKinney Economic Development Corporation and the McKinney Community Development Corporation. Conceptual terms are nearing completion, with site plans and formal incentive agreements — covering infrastructure assistance, tax rebates, and land acquisition — set for review in early 2025.
Phase one is anticipated to open by 2026. The development is expected to create over 700 local jobs, generate more than $2 billion in economic impact over 20 years and attract 300,000 visitors annually.
“This project is truly transformative, answering our community’s call for more family-focused activities while positioning McKinney as a premier destination for one-of-a-kind recreational experiences,” said Mayor George Fuller in an official statement. “Cannon Beach perfectly reflects our city’s unique spirit, seamlessly combining innovative attractions with purposeful urban planning to drive economic growth.”
Beachfront Trends Continue In North Texas
Texas's extended warm seasons make it an ideal location for lagoon and beachfront developments, which have gained popularity in recent years. While destinations like Cannon Beach focus on attracting tourists, others blend recreational amenities with residential living.
As Local Profile previously reported, Midlothian-based Alluvium Development Inc. recently announced it is planning a 2,000-home development outside of Denton called Tabor Ranch, located in Ponder. The nearly 600-acre development will feature 1,921 residential lots in various sizes, alongside 3.5 acres of commercial space and 12.6 acres dedicated to multifamily housing. At the heart of the development will be resort-esque amenities including a lazy river, a lagoon-style waterpark and a beach. That's right, a waterpark and a lazy river.
Previously, in 2023, Megatel Homes launched Windsong Ranch in Prosper, a 2,000-acre community with 3,000 homes, schools, parks, and a lagoon centerpiece. In April 2024, they began building AnaCapri, a $1 billion lagoon-centered community in Anna.
